Beach boxes are set to become hot property as the upcoming warmer weather makes Melburnians want to, er, seas the day.
John Perrins is among a handful of Mornington Peninsula beach box owners putting their coastal shacks up for sale ahead of spring’s September start.
Mr Perrins purchased 152 Beach Box, Rosebud, about three years ago to enjoy with sons Riley, now 15, and Kyle, 13.

A treasured family pastime is “cruising” in a small boat from their home suburb of Tootgarook to the beach box.
“You can shut the door and get away from everyone’s dramas, today I talked to Riley there for an hour with the ships going past,” Mr Perrins said.
“I think it’s such a unique real estate purchase and creates values and life memories.”
The weatherboard beach box is ideal for summer and New Years’ gatherings with the wider family and their dogs, husky Ghosty and Weimaraner Banjo.
Mr Perrins is selling the beach box with $325,000-$345,000 price hopes to fund the purchase of home nearer to where his sons’ mother lives.
Riley, who is passionate about design and makes YouTube videos showcasing interior design advice, styled and staged the boat shed for the marketing campaign.
The teenager said earlier this year, he was sailing with his grandfather and cousin when they rescued a man struggling in rough seas next to an overturned kayak.
“It was not a good day for him but you do feel proud to have saved someone’s life,” Riley said.
Kyle has become a young entrepreneur, selling ice-creams to beachgoers from a chilled box attached to his bicycle.
His grandfather, Gilano Coffee’s managing director Alan Perrins, mentored Kyle and obtained a permit for him to run the food business.
RT Edgar Peninsula Mount Eliza director Vicki Sayers said Rosebud’s beach boxes were situated across the road from shops, cafes and ample parking.
She described the Rosebud beach boxes “a lot cheaper than the beach boxes you can buy at Mt Martha, Blairgowrie and Portsea”.
Two beach boxes at South Beach, Mt Martha, sold separately for $500,000 and $650,000 in 2021.
